Purchase Process

The minimum down payment is 20% of the plot price. However, we offer flexibility: for cash purchases, you get up to a 5% discount. For installments directly to the developer (without a bank mortgage), the minimum DP is 30% with installments of up to 24 months. Legality & Documents

SHM (Freehold Certificate) is a full ownership right with no time limit – this is the strongest for Indonesian citizens. HGB (Building Use Rights) is valid for 30 years and can be extended – suitable for commercial buildings. SHGB is an HGB certificate for building units. For residential/investment plots by Indonesian citizens, we recommend SHM.
Foreign nationals cannot own land with SHM status in Indonesia. However, several legal schemes are available: (1) Hak Pakai / Right of Use (25 years, extendable). (2) Through a PT PMA (Foreign Investment Company) with HGB. (3) Nominee arrangement with a trusted Indonesian citizen. Consult our legal team for the best solution for your situation.

Yes, these need to be calculated: (1) BPHTB (Land & Building Acquisition Tax): 5% of transaction value. (2) PPh (Seller Income Tax): 2.5% borne by the seller. (3) Notary/PPAT fees: approximately 1-2% of transaction value. (4) Name transfer fee at BPN: relatively small, around IDR 1-3 million. Total additional costs are approximately 6-8% of the plot price.
